Campus calendar and Lower Oxford farm fields

Rentals near the historic HBCU fill and empty on the academic calendar. Moves bring bed bugs and cockroaches with secondhand furniture, and summer vacancies let mice settle in unnoticed.

Open farmland and woods around the community push mice and stink bugs toward buildings each fall, and older farmhouses have sills that termites reach easily.

The housing stock here is mixed: stone and frame farmhouses from the 1800s, mid-century ranches along the old Baltimore Pike, and newer single-family homes built on former fields. Each type fails in its own way. Farmhouses have rubble foundations and wood sills that touch soil; ranches have block walls with weep gaps and aging garage seals; newer homes have mulch beds piled against the siding and decks that rest on damp ground.

Southern Chester County's hedgerows, woodlots and deer trails bring blacklegged ticks right up to back lawns, and barns, corn cribs and feed storage on working farms keep rodent numbers high all year. When the fields are harvested in October, the nearest heated building is often a rental full of boxes from a recent move-in, which is exactly where mice and roaches do best.

Rodent Control

Mice move from surrounding fields into rentals that sit empty over the summer break. Barns and feed storage on the Lower Oxford farms nearby keep the local population high, so sealing entry gaps matters.

Termite Control

Older farmhouses and outbuildings have sills and posts close to damp soil. Spring swarmers inside a 19th-century stone farmhouse near the campus usually point to a colony already feeding in the framing.

Commercial Pest Control

Landlords and food businesses serving students need routine service with written records. Visits can be timed around the university's semester breaks, when units and kitchens are easiest to reach.

Pest Control Service

General treatment between tenants catches ants, spiders and roaches before the next move-in. One inspection also checks the yard edge and basement, which helps owners of rural lots far from town.

Bed Bug Treatment

August move-ins bring used mattresses, couches and dorm-to-apartment luggage into off-campus rentals. Catching bed bugs in the first weeks of the semester keeps them from spreading through a shared house.

Stink Bug Control

Stink bugs feed in the corn, soybean and orchard ground of southern Chester County through summer. By late September they cluster on sunny farmhouse walls and slip in around old window frames.

Tick Control

Hedgerows and woodlots around Lincoln University carry deer, and deer carry blacklegged ticks. A treated buffer along the lawn edge helps families on rural lots in a state with high Lyme counts.

Getting to Lower Oxford from Media

We take Route 1 southwest past Kennett Square and Oxford. Thom or a member of his team inspects kitchens, bedrooms and basements, and for rentals we can time the visit between tenants. First comes the free inspection, then a written quote.

Lincoln University near Oxford and Route 1

Lincoln University is a campus community in Lower Oxford Township, just off Route 1 and a short drive from the borough of Oxford. The university was chartered in 1854 as the Ashmun Institute and is recognized as the first degree-granting historically Black university in the United States. Its campus sits along Baltimore Pike, the old route of U.S. 1, and the modern Route 1 expressway passes close by. The Maryland line is only a few miles south, and the land in between is mostly farms, hedgerows and scattered woodlots. Because the community is so tied to the campus, the work we see here follows the school year: rental turnovers in May and August, mouse calls as fall harvest wraps up, and termite or stink bug checks on the older farmhouses that surround the university.

Questions from Lincoln University homeowners

When should student rentals near Lincoln University be treated?

Between tenants is ideal, in late spring after move-out or before the fall move-in. Empty units are easier to inspect for bed bugs, roaches and mouse droppings, and sealing gaps over the summer keeps mice from settling in. A quick check after move-in catches anything new tenants bring.

Do farmhouses near Lincoln University get termites?

They can. Older farmhouses often have wood sills on stone foundations, porch posts in soil and firewood stacked against walls, all easy routes for subterranean termites. Southeastern Pennsylvania sits in a moderate-to-heavy termite zone, so mud tubes or spring swarmers are worth an inspection.
